Great community, small enough to give you a private feeling, but spacious for outdoor activities with kids and pets. I really like the ability to get on a hike trail located right behind the complex. Super close to both HWY 5 and 241. Separate shout out to the resident office and maintenance team, so kind, attentive and honest. Sharmil helped me with all my moving in and out processes and has been my go to person at the resident office, always provided super helpful and fast assistance. Nothing but good experience. Highly recommend this community!

I’ve been living at this place for a good proportion of my life, a couple years as a kid is now later, coming back as an adult to get my own place. I’ve always loved the community and amenities and what it’s always offered, all the staff here are absolutely amazing. I only know a couple by name, Alex and Sharmil but seriously all the staff are greet every single one. Even the maintenance guys are respectful! Will continue on living for for a while until I can get my own home one day. Oh another great thing is they always do maintenance requests super quick and with great attention to detail. I Never felt like something wasn’t done right or that I couldn’t communicate any other concerns I had:)

If you come to live here I’m sure you’ll love it too.

We had the most pleasant experience throughout our move-in period. Through the great support of Andrew from Irvine Company, we found the apartment that ticked all our boxes.
We received wonderful support from Alex Carone from Las Flores, who is always incredibly friendly and attentive and was able to help us with all our questions regarding the lease and move-in process. He even checked in on us to see if everything was going well.
On move-in day, we were welcomed so warmly by Sharmil Miller from the leasing office. Any questions we had so far she gladly answered and always offered her help and advice. You can tell that the employees enjoy working here and love what they do.
So far, we’re loving the apartment complex, which is so well maintained with gorgeous landscaping and great facilities.

This place has been great so far! Beautiful location, wonderfully upgraded units, and fabulous, caring staff. Special shout out to Alex, Justin, and Sharmil in the office. They have all made me feel at home. Thank you so much! I would like to add an additional special thank you to Paige, as well as Ariella, who have both gone out of their way to help me. I am very appreciative. 🙂
Update after one year: The entire team here continues to surpass expectations, from the office to maintenance. They genuinely care about the community. Sharmil deserves special recognition for working with me on one particular issue, and I so appreciate her help!

I relocated from the East coast. I moved into Las Flores apartments because of the location. I found out the location was good. However, I learned something else. ALL of the employees at this complex are EXCEPTIONAL!!! They are SO courteous, respectful,and responsive. I have rented in well over 10 different properties in my lifetime and the people here have made this the best living situation BY FAR!!! You will not be disappointed should you choose Las Flores apartments.

They don't care for neurodivergents, nor do they care about anyone who has an issue with their services. The fake "Awww I'm sorry to hear that" Is very patronizing and baffling to me as they are responsible for taking care of the things that disturb their residences. I'm sure they are more than happy to go home with their fat stack money bags to count after having so many people break their lease. It could possibly be a game for them to see how many people they can get to do so. Corporate scumbags in the making.

While their repair men are very nice, they take 5 minutes to "fix "things and when they say they are fixed, they are NOT. It is very annoying to have to baby sit them to see if they are actually doing anything. And I was tired of them having to come in and out of my apartment multiple days. I had no time to do anything and it was a waste of my life and it resulted in having to break my lease. I'm sick of people treating people this way simply because they have the money and all the time in the world.

I have had multiple issues with the staff not taking into consideration the health and safety of their renters (big surprise for companies this large am I right?) They pretend to fix issues in their less than up-to-code "renovated" buildings.

The integrity ,morality and ethical part of these people seem to be non-existent and this type of behavior they exhibit like many other places to rent are exactly why people can't live their lives comfortably. It's disgraceful and downright scummy.

People the move in are just paychecks. Nothing more and in most cases, way less....

Examples of the lack of regard for people and their safety:

1. Spiders were EVERYWHERE. They spray repellent "every Monday and Thursday." I find this to be un true as there have been countless times where I've had to use a broom and other methods of removing SPIDER WEBS AND SPIDERS FROM MY HOME AND BALCONY. Here is an alternative for them: How about plant trees and bushes that do not attract the tons of insects that could possibly harm and even infect and KILL PEOPLE.

2. The first week we moved in was during the winter months and the water was extremely cold and the heater would not come on. They would then take DAYS to try and fix it.

3. No notice of renovation of another apartment near by was given and it made me very ill as the overwhelming stench of paint had seeped into my apartment and I had to STAY OUTSIDE ALL DAY until it was finished in order to avoid throwing up. When I called to complain, they said they would open a window and that was it...

4. Ants were all over the place and I requested an exterminator to rid them ON A THRUSDAY. They lied and said it was not possible as the exterminators went home already and that the company and their offices are not responsible for acts of nature. Last I checked, the acts of nature usually are protected by LIVING INSIDE WHERE ACTS OF NATURE SHOULD NOT BE.

5. I was sent several emails about not paying rent, which was insane as I paid a month early as to avoid late payments. (clearly a dumb move as payment history is available) They add charges for having to pay online

6. During the summer, our A/C went out and it took about a month for it to be fully updated and lots of people around me were suffering as they are UNDERSTAFFED AND OVERPAID.

7. Multiple people I have spoken with about the staff and state of the apartments have plenty of the same issues and they are treated as though they were not people and had to figure things out despite having signed a contract with Las Flores.

I could not get any work done and my mental health suffered greatly as a result of their incredibly disgusting and fake behavior. Sure they are professional, but they have to be and they use their words wisely creating a very tense and uncomfortable feeling as you try to reason with them. It is gross and I'm tired of people behaving this way. Money runs them and it shows...
If you are desperate to move out of where ever you are, I highly suggest avoiding this place because it will not get better here.
